My goal is to make this process as painless as possible for you. As a real estate professional with extensive remodeling and design experience, I will take a walk through your home to identify any potential issues that may be red flags for buyers and will lay out the issues that I think could show up on the buyer’s inspection report. I’ll give you options to address any issues that I see and we’ll discuss how to handle any larger issues that you’re aware of.

I’m a hands-on listing agent that will be there to support you through the listing prep process. I’ll connect you with the resources you need to make your home shine, but am not afraid to get my hands dirty and help where I can.

A Quick Look at the Selling Process

Goal Setting

We’ll talk about your goals for selling your home and develop a plan to make it happen. Is a quick sale important to you? Is getting top dollar your priority? We’ll sort everything out!

Listing Prep

We’ll identify any issues that need to be addressed and come up with a plan to make your home sparkle. Generally, there are several low-effort high-impact upgrades that we can make to really set your home apart from the competition including paint, lighting, hardware and landscaping.

Pricing

Pricing is super important in our competitive market. If we set the price too high, we risk sitting on the market and eventually getting less out of the home sale. Pricing low could increase our chances of getting multiple offers but could also mean leaving money on the table in a slow market. We’ll talk through all the scenarios and come up with a plan based on your goals.

Marketing

Your home is looking fantastic! Now it’s time to get as many eyes on it as possible. We’ll create a polished listing using professional photography and get it loaded into our local listing service. That data will feed all of the residential real estate sites like Zillow, Redfin, etc. I’ll also use email lists, social media, and physical signage to get the word out.

Evaluating Offers

Once we receive one or more offers, we’ll look at the price and terms to decide whether to accept the offer or counter it with terms that are acceptable to you.

Repairs and Negotiations

The buyer will have a period of time to complete their inspections and send over any repair requests in writing. We have until the end of their inspection period to evaluate those requests and negotiate repairs or credits that you’re willing to concede.

Appraisal

The last step prior to closing for a buyer is to have their lender complete an appraisal. The appraisal is the bank’s way of determining that the sale price is reasonable for your home. If the house appraises at or above the sale price, we’re cruising to close!

Closing and Possession

You did a great job getting your house prepped, we got a great offer, we negotiated a fair path forward after inspections, and now it’s time to wrap it up! The title company will coordinate your singing appointment prior to closing day. That’s where you’ll sign all the documents conferring ownership to the buyer. The buyer is usually entitled to possession of the home prior to 5pm on closing day.
